Guests will have private access to the entire home during their stay, including all bedrooms, bathrooms, kitchen, living areas, and outdoor spaces associated with the property.
Guests will also have access to the resort amenities available to short-term rental guests, including the pool, lazy river, fitness center, clubhouse, and other community recreational facilities, subject to resort operating hours, capacity limits, maintenance schedules, and community regulations.
To ensure a pleasant experience for all residents and visitors, guests are required to follow all resort and community rules. Parking must comply with community guidelines, and commercial vehicles, trailers, RVs, and boats may be restricted. Certain amenities or common areas may occasionally be unavailable due to maintenance or circumstances beyond the host's control.

Getting to the property is simple and convenient. Paradiso Grande is located in the heart of Orlando's tourism district, with easy access to major highways including Interstate 4 (I-4), State Road 528 (Beachline Expressway), and International Drive.
The home is approximately 15 miles from Orlando International Airport (MCO), typically a 20–25 minute drive depending on traffic. Guests arriving through other airports, such as Orlando Sanford International Airport (SFB), can also reach the property easily by car.
Having a vehicle is recommended for exploring Orlando and visiting nearby attractions. Private parking is available at the property in accordance with community regulations. Guests should follow all parking guidelines established by the resort and homeowners association.
Ride-share services such as Uber and Lyft are widely available throughout the area and provide convenient transportation to theme parks, restaurants, shopping centers, and entertainment venues. Taxis and private transportation services are also readily accessible.
Nearby attractions include Universal Orlando Resort (approximately 10 minutes), SeaWorld Orlando (approximately 5 minutes), International Drive (approximately 5 minutes), the Orange County Convention Center (approximately 5 minutes), and Walt Disney World Resort (approximately 15–20 minutes).

VACATION RENTAL AGREEMENT
(State of Florida)
This Vacation Rental Agreement (“Agreement”) is complementary the standard BOOKING.COM's rules and is entered into by and between: Management Company: LaVilla Vacation Rental (“Management Company”), and Guest: Booked via BOOKING.COM (“Guest”). Collectively referred to as the “Parties.”
1. PROPERTY, TERM & CONDITIONS
1.1 Accepting & Conditions. The booking form, and/or any payments made to the reservation including the online version, Guest agree to the Terms & Conditions stated below. Any payments received by Management Company/ BOOKING.COM for occupancy of vacation property indicate acceptance of the terms of our vacation rental agreement in full. All policies are strictly enforced. It is the responsibility of all guests and members of their party to be familiar with all policies pertaining to the rental.
1.2 Property. Management Company agrees to rent to Guest the property located at: Address Booked via BOOKING.COM (“Property”).
1.3 Term. The rental term shall commence at 4:00 p.m. on the check-in date and shall terminate at 10:00 a.m. on the check-out date specified in the reservation confirmation.
1.4 Purpose. The Property shall be used solely as a private short-term vacation residence. No commercial, event, or party use is permitted without prior written consent.
2. AGE AND AUTHORIZATION REQUIREMENTS
2.1 The Guest making the reservation must be at least 21 years of age and the lawful holder of the credit/debit card used for payment.
2.2 Any person under 21 must be accompanied by an adult Guest aged 21 or older at all times.
2.3 The individual making the reservation (“Guest”) shall be the primary contact for all communications, payments, and obligations under this Agreement.
3. PAYMENTS AND RESERVATION TERMS
3.1 Reservation Deposit. A deposit of 25% of the total rental amount is required to confirm the booking.
3.2 Balance Due. The remaining balance must be paid no later than twenty-eight (28) days prior to arrival. Reservations made within twenty-eight (28) days of arrival must be paid in full at the time of booking.
3.3 Identification and Verification. Guest must provide (a) a government-issued photo ID, (b) a selfie for verification, and (c) front and back copies of any credit cards used for payment. Failure to provide required documents may result in cancellation without refund.
4. CHECK-IN AND CHECK-OUT
4.1 Check-In: 4:00 p.m. or later.
4.2 Check-Out: 10:00 a.m. sharp. Late departures without prior written approval are subject to additional fees up to two (2) nights’ rental rate. The fee may be higher if another guest is scheduled to check-in that same day.
4.3 Early Check-In / Late Check-Out: May be arranged in advance, subject to availability and additional fees.
4.4 Arrival Instructions: Sent approximately one week before check-in, provided payment and documentation are complete.
4.5 Condition Upon Arrival: Guest shall inspect the Property upon check-in and promptly report any issue to Management Company at “Text Message” and via email with photos (please, find email address and phone number in the guest book available at home). No refunds or adjustments will be granted for reported issues after 24 hours of check-in (it will be considered damage).
4.6 Toiletries: All homes are provided with a basic starter supply of toiletries and kitchen supplies; guests are then responsible for purchasing/supplying all further supplies required for the duration of their stay.
Self-Catering Homes Contain Initial supply of starter items including: -1 Mini hand soap per bathroom, 1 Mini Shampoo per bathroom, 1 Mini Conditioner per bathroom, 2 rolls of toilet paper per bathroom, 2 dishwasher detergent pods, 1 Trash bag inside can + 1 extra and 1 roll of paper towels.
5. OCCUPANCY AND CONDUCT
5.1 Maximum Occupancy. The Property may not be occupied by more persons than listed on the reservation. Unauthorized occupants are subject to additional fees and possible eviction.
5.2 Quiet Enjoyment. Guest shall observe community quiet hours between 11:00 p.m. and 7:00 a.m. Disturbances, loud music, or illegal activity constitute material breach and grounds for immediate eviction without refund. Note: If your neighbor is not respecting quiet hours, please contact the Osceola Sheriff’s non- emergency number (available in the guest book at home) in order to be routed to the Sheriff Deputy on site. If you are in a resort located in Orange County, the Orange County Sheriff non-emergency line (available in the guest book at home) .
5.3 Parties and Events. Parties, gatherings, or commercial use are strictly prohibited unless expressly approved in writing by Management Company.
5.4 Parking. Guest agrees that they are solely responsible for any parking irregularities such as fines, towing, damage or robbing the vehicle. Any expenses will be responsible to the guest to pay all costs. Guest agrees that parking RVs, campers, buses, trailers, and other similar vehicles is not permitted anywhere in the development by the local Homeowners Association.
5.5 Visitor. Guests agree If they plan to have visitors during their stay, a message requesting access to them must be sent to the front desk during regular Office hours (Monday through Saturday, 9 am - 6 pm). Note: Visitor's access is valid for 1 (one) day.
6. SECURITY AND LIABILITY
6.1 Guest is responsible for securing the Property, including locking all doors and windows, during their stay.
6.2 Management Company shall not be liable for loss, theft, accident, or injury occurring during the rental term. Guest assumes all risk of use.
6.3 In case of emergency, call 911. For non-emergencies, contact LaVilla Vacation Rental via email at the email address above.
7. DAMAGE, DEPOSIT, AND CREDIT CARD AUTHORIZATION
7.1 Security Deposit. A refundable damage deposit shall be collected as specified in the reservation. The amount will depend on the house size.
7.2 By State Law, the guest authorizes Management Company to charge the credit card on file and/or security deposit, for any damage, loss, or excessive cleaning.
7.3 Damage exceeding the deposit amount will be charged to the Guest’s credit card. Guest agrees not to dispute such charges (“chargebacks”) when documented by Management Company.
8. CLEANING, MAINTENANCE AND EQUIPMENT FAILURE
8.1 A one-time departure cleaning fee applies to all stays.
8.2 Guest must leave the Property in good order, leaving all linens and towels inside. Towels, sheets, pillows, blankets and others items are not meant for outside use. Guest agrees to pay the replacement cost for any damaged, stained or missing towels and bed linens during their stay.
8.3 Placing trash in designated containers. Excessive trash, stains, or misuse will incur additional cleaning fees.
8.4 SMOKING AND VAPING is not permitted. If there are any tobacco smell, oil lamps and incense in the property after your departure, there will be an additional fee of $500.00 plus taxes charged to the credit card on file or security deposit.
8.5 For stays longer than 20 days, an interim cleaning is required at Guest’s expense. Management Company reserves the right to inspect the Property during extended stays.
8.6 All properties are regularly maintained; however, from time to time, certain equipment or appliances may malfunction during a Guest’s stay. Management Company will make every reasonable effort to repair or replace any non-functioning items as soon as possible. As such circumstances are beyond the Management Company’s control, no refunds, compensation, or adjustments will be issued due to equipment failure.
9. POOL/SPA (IF APPLICABLE) AND RENTAL ITEMS
9.1 Use and Safety. Guest acknowledges that no lifeguard is on duty and uses the pool/spa at their own risk.
9.2 Heating. Pool/spa heating is available for an additional fee and it will be turned on the day of check-in and the guest agree it takes approximately 24-48 hours to heat up, depending on the outside temperature.
9.3 Temperature Limitations. Guest agree that the pool will only heat approximately 10-15 degrees above the outside temperature. In cold weather (below 58°F), heating efficiency may be reduced. No refunds shall be given for inadequate pool temperature due to weather.
9.4 Guest shall not tamper with pool equipment. Any resulting damage will be charged to Guest.
9.5 Guests agree that will be an extra charge for the items for rent, such: *BBQ Grill, Pac N Play Crib, Full-Size Crib, High Chair, Single Stroller, Car seat, Child Gate and others. For further information, please, reach out to our front desk team.
NOTE: *Charcoal grills are prohibited in all rental communities; therefore, if a charcoal grill is found at the rental unit, Management Company reserves the right to charge the card on file a $200.00
10. PEST CONTROL, LOST AND FOUND AND PACKAGES DELIVERY
10.1 Pest Control treatment periodically is made and an inspection is made prior each check-in, but since Florida is a tropical environment, some bugs may show up and, due this, care must be taken with uncovered food that attract ants and insects. After check-in, if a bed bug is found, they came in the guest's luggage. The guest must vacate the property immediately and the guest pays for all the cost for the treatment to remove the bed bugs. This situation is beyond our control, so will not provide any refund for such matters.
10.2 Items left behind at the property are the guest responsibility to pay for shipping and all cost and a service fee may apply. For items found and unclaimed it will be discarded after a 15-day period after check-out. Is not responsible for any damage caused to the item while we hold the item or during the shipping process.
10.3 Guest is solely responsible for any mail or packages sent to the property, rental car and other items. Property management is not responsible for damaged, lost, stolen or not delivered item.
11. LEGAL TERMS
11.1 Governing Law: This Agreement shall be governed and construed under the laws of the State of Florida.
11.2 Venue: Any dispute arising under this Agreement shall be filed exclusively in Osceola County, Florida.
11.3 Attorneys’ Fees: The prevailing party in any action arising hereunder shall be entitled to reasonable attorneys’ fees and costs.
11.4 Waiver of Jury Trial: The Parties waive the right to a jury trial for any dispute under this Agreement.
11.5 Indemnification: Guest agrees to indemnify, defend, and hold harmless Owner and Property Management Company from any claims, losses, or damages arising from Guest’s use of the Property.
11.6 Right of Entry: Management Company or authorized agents may enter the Property at reasonable times for maintenance, inspection, or emergencies, with notice to Guest when possible.
11.7 indemnification & hold harmless: All guest(s) and their invitees that use the vacation property structures and premises at their own risk. Management Company and its property owners shall not be held liable or otherwise responsible in any way for injury to any guest and/or their invitees that is caused or permitted to be caused by the intentional or unintentional acts of said guest(s) and/ or invitees, or by the failure of structures, appliances, (including hot tubs and bbq’s) furnishings, and/or other equipment, whether by malfunction, misuse, acts of god/nature, and/or are otherwise naturally occurring. No guarantees are expressed nor implied as to the suitability of utilities and other services provided to the vacation properties and adjacent structures and premises. No guarantees are expressed nor implied regarding the suitability/compatibility of materials utilized in the construction of the vacation property and/ or its contents. Management Company and its property owners shall not be held liable nor otherwise responsible in any way for allergic reactions to guest(s) or invitees, caused or permitted to be caused by materials utilized in the manufacture of the vacation property and/or its contents, nor from mold and/or airborne spores, nor from pet/animal allergens, nor from chemical agents including, but not limited to appliances, linens, carpeting, utensils, fixtures, hot tubs, and/or other equipment. By written or electronic endorsement of this agreement, guest(s) and invitees hereby agree to forever hold-harmless and indemnify Management Company and its property owners from and against all claims, demands, loss, liability/responsibility of any kind and character, including cost of defense, arising out of or in any way connected with the guest(s) use of the property.
I acknowledge that by completing my reservation through the BOOKING.COM platform and accepting its terms and conditions, I also expressly agree to be legally bound by all terms and clauses contained in this Vacation Rental Agreement.
